If you Google "real estate market" right now, you will get 328 MILLION results.

You'll read about how the market is going to go up, going to go down, where to buy, safe bets, how to play the market to your advantage.  And everyone will be 100% sure of their predictions.

Here's the big secret, though, about the market: it's unpredictable.  That's the problem.  We can look at it and make an educated guess about the future and be right a lot of the time, but there is no 100% sure way to predict where it will go.

So what is the average person to do in this market?  You have to do what works for your family at the time, knowing that you don't know the future.

My daughter and her family bought their first home about 18 months ago.  They decided that, since the costs of owning a home can add up, they wanted to stay *under* their rent payment.  So they purchased a very modest home in a safe but older neighborhood and kept their payment about $150/month below their rent on a fixed rate loan.  Whether the market goes up or down, they can afford their payment.

So the moral of the story is to remember that real estate investments and interest rates can go up and down, we don't know for sure what they will do and you need to do what works for your family.
